Experience in properties management, concessions, and revenue generating operations is strongly preferred.

Key Duties and Responsibilities
The Properties Manager for the Savannah/Hilton Head International Airport will be assigned the following duties and responsibilities:
Assist in negotiating, preparing, and writing contract language in legal format and contract requirements.
Coordinate with Airport attorneys on lease, property, liability, and other legal matters.
Maintain lease and contract records including various lease effective dates, updating as necessary.
Maintain Microsoft Access program of “lease action items” and provide periodic reports.
Coordinate with and assist the accounting department with collection of past-due rents from tenants as required.
Coordinate and prepare yearly reports to Airport directors and administrative officials to advise of trends in hotel occupancies, rental car operations, and other concessions.
Serve as risk manager to facilitate communication between Airport directors and insurance agents of record.
Maintain updated insurance certificates for all tenants and service/maintenance contracts.
Act as liaison to represent the Airport to protect its liability and minimize exposure to risk.
Practice superior customer service and maintain positive, working relationships with tenants, passengers, clients, potential tenants, city and county officials, and attorneys.
Provide recommendations and research opportunities for new and additional concession businesses in the terminal building and on Airport property.
Serve as liaison between tenants and Airport directors, serving as the prime contact person for tenants to handle questions and concerns by accepting responsibility for solving tenant issues where possible.
Maintain status of available properties to be leased, show properties to prospective tenants, and advise prospective tenants of availability, rent rates, and lease terms, etc.
Alert Lessees of rate adjustments and other lease actionable items.
The successful candidate will have the following qualities and characteristics:
Excellent attention to details and keen organizational skills.
Excellent oral and written communications skills. NOTE: Excellent writing skills are especially important to this position, as writing consumes a large portion of the duties required, including contracts and leases, general and legal correspondence, memorandums, and other types of related documents and reports.
Experience writing contracts and interacting with contract writers and legal counsel.
Approaches every task with a “can do” attitude.
Has a personable, professional personality and can maintain good working relationships with all tenants, from major corporations to small, local businesses.
A “people person” who likes interacting with a wide variety of people, who can listen to tenants, anticipate needs, and proactively solve problems. When issues arise, the Properties Manager must be a good listener, reassuring tenants and making them feel at ease, while de-escalating potentially contentious issues.
A key component of this job is knowing how to work with tenants, solve problems, and keep tenants happy with their relationship with the Airport.
Success in this position will be measured by: keeping all contracts and leases current, without lapsing into expiring or default status; creating contracts with language that is compatible with best practices and is in compliance with FAA regulations; building relationships that are harmonious; and being proactive and innovative in recognizing potential new business partners.
